How To Make Money On Airbnb Without Owning Property
1. Become An Airbnb Property Manager
If you don’t have a house or want to Make Money On Airbnb Without Owning Property of your own, you can become a property manager and help other people who want to earn money on Airbnb by listing their Airbnb’s on the site and helping them manage it and take a cut.
Many people want to be Airbnb hosts but just don’t have the time to deal with it. Here’s where a property manager (you!) comes in.
Your responsibilities will usually include replying to guest messages, check guests in, top-up amenities and turn the property over after each booking. Most properties managers make around 10%-20% of the revenue.
This is an extremely risk-averse way as you don’t have to have your own property to get started and just focus on building your network. The great part is that you can leverage this strategy and run more than 1 Airbnb and make a great profit without risking investing in real estate.

2. Airbnb Arbitrage
Airbnb Arbitrage is one of the best ways to invest and make money on Airbnb without buying a property.
How does it work? It’s simple you rent a property from a landlord, then lists it on Airbnb and collects the difference.
For example, if you rent an apartment for $1000 per month, and you probably list it on Airbnb for $3000 per month, then you will probably make a revenue of $2000 per month. Keeping the maintenance and labor cost, you will probably pocket $1000 in this situation.
Airbnb Arbitrage may not always be easy as some landlords don’t allow subletting. You should be open and honest with your dealings with the landlord. Don’t try to sneak around and try and list an Airbnb without asking your landlord.
You will have to spend some time and find a landlord who’ll allow subletting.
How To Be An Airbnb Host?
Well, it’s insanely simple, to be honest.
- Just sign up for Airbnb by clicking here
- Verify your profile and ID
- Click “Become a host”
- Add a new listing
- Take good pictures of your place
- Add an eye-catching description and list the facilities available
- That’s it! Get those $$$s
As simple as creating a new social media profile.
Now they’re a few key points that make the difference between someone who is successful on Airbnb and some who isn’t
How To Be A Successful Airbnb Host?
- High-quality photos: A lot of people are going to be scrolling through the listings and if the pictures of your place look generic the odds of them clicking through are pretty low.
- Understand your guest and have a USP (Unique selling proposition): you need to have something unique to make you stand out from all the other listing in your area.
- Understand your ideal guest and gear your description for them: If you place ideal for families, is it baby proofed? Mention that.
- Do you want short-term renters or people who will book a minimum of a month? You can increase your prices and offer great discount percentages for monthly renters so that you don’t have to deal with new guests every single day.
- Ask your guests to review you. Reviews play a big role in the rankings in Airbnb, so if you can overdeliver on your listing and your guests have a great stay, they’ll be more than eager to give you a good review.
3. Renting Furnished Apartments & Hotel Rooms
You can use the same strategy of Airbnb Arbitrage on Furnished apartments and serviced apartments. You can help them get listed on Airbnb and take a cut.
Based on what part of the world you are in, you can even collaborate with hotels and list hotel rooms on Airbnb. Someone I knew used to make a killing helping hotels in Vietnam get listed on Airbnb.
A great plus with listing out furnished or serviced apartments is that they usually already come with all the amenities you’d need to get started so your startup cost is pretty low.
4. Helping Others Get Listed
Go to any popular tourist destination and you’ll meet a ton of people who have apartments and rooms that they want to get guests in but they don’t know how to market it. There is a chance that they probably haven’t even heard of Airbnb.
That’s a huge gap in the market that you can fill in and make a ton of money in the process.
5. Run an Airbnb Experience
Airbnb Experiences is a new thing in Airbnb that they’ve been pushing heavily. It doesn’t matter what your interests are you can use Airbnb to market them.
If you are a photographer you can take people on tours of your city if you like hiking you can have an Airbnb Experience of being a hiking guide.
The possibilities are endless! It’s a great win-win as they get to see your city from a local’s perspective and you get to earn cash in the process.
Airbnb Discount: You get $40 credit towards an Airbnb rental and $15 discount for Airbnb Experiences.
6. Become an Airbnb Affiliate
An affiliate program is where you get paid for referring customers to a company.
Airbnb does have an affiliate program, however, they are very strict on it and only accept people with over 1M monthly visits or app users so even I couldn’t get it. So guess we have to hand in the towel eh? well, not really.
7. Earn Airbnb Travel Credit
If you go to the invite friends section of Airbnb you can earn Airbnb Travel Credit by inviting other people to use Airbnb. You earn $20 for every person that takes a trip after clicking your link.
Now, what’s in it for them?
Why would anyone click your link?
Well, they get $40 off their first trip of $75 dollars or more. That’s over 50% off, sounds like a pretty darn great deal to me instead of signing up at Airbnb.com and paying $75.

If you’ve got a large Instagram account or a blog the credits can add up and then eventually you never have to pay for Airbnb’s again as you earn them faster than you spend them.
While you may not earn hard cash from Airbnb, having your lodging always paid for is an insanely great deal saving you 100s of $ each month
